Hold on to your hat: An 82nd-floor Tribeca penthouse asking $30 million claims to have the highest terrace of any residential tower in Manhattan.
The 870-foot-high condo encompasses the top floor of the under-construction 30 Park Place Four Seasons Private Residences New York Downtown, which at roughly 930 feet high is one of the tallest residential towers in the city, according to Robert Vecsler of Silverstein Properties, the project’s developer. The three-bedroom unit has four terraces—one on each corner of the building, Mr. Vecsler said. The terraces total about 730 square feet, Mr. Veclser said, while the interior of the apartment spans roughly 4,540 square feet.
Several of Manhattan’s other new superhigh residential towers, including One57 and 432 Park Avenue, don’t have private outdoor spaces, while the highest terrace at the rental tower 70 Pine is about 800 feet in the air, according to Corcoran Sunshine Marketing Group, which is handling sales at 30 Park Place. While terraces at that height might seem prohibitively breezy, architect Robert A.M. Stern said the location of these terraces at the building’s corners help shelter them from the wind. He said he designed the terraces to help create an interesting shape for the top of the skyscraper—or as he called it, “a beautiful crown for the building”—and to take advantage of the views.

Two of the terraces flank the roughly 27½-foot-long living room, while the other two connect to the master suite. The full-floor apartment also has a reception hall, a library and dual master bathrooms. For staff, there is a separate service entrance and hallway, according to Melissa Ziweslin of Corcoran Sunshine.
The tower includes a Four Seasons hotel topped by 157 condos. Sales started in the spring of 2014 and the building is slated to begin closings this summer, while the hotel is set to open this fall, Mr. Vecsler said. Roughly 75% of the condo units have sold, he said.
