1.8-Acre Hamptons Parcel With Plans for a Mansion Asks $18.25M

Photographer-turned-designer Wolfgang Ludes is behind the 6,700-square-foot home

A 1.8-acre parcel on Parsonage Lane in Sagaponack, New York, that comes with plans for a 6,700-square-foot mansion designed by photographer-turned-architect Wolfgang Ludes, is on the market for $18.25 million.

The parcel alone, without the home, is available for $9.95 million, according to Michael Cantwell, chief marketing officer of brokerage Bespoke Real Estate.

The yet-to-be-built home designed by Mr. Ludes, a rising designer who has photographed campaigns for luxury fashion brands and has taken portraits of celebrities, will feature modern symmetrical style and maximize views of the reserve.

"I view it as a piece of art, with different elements supporting different functions," said Mr. Ludes, who is responsible for assembling a team to handle the property’s architecture, interior design, sound system and landscaping.

"It’s all about the flow," he said, "I like to create places people feel positive and happy."

He has designed hotels and hospitality projects in the Caribbeans, and this empty parcel is an opportunity to showcase his holistic, minimalist approach to residential architecture, Mr. Ludes said.

Evident in the structural symmetry are the two wings split by a double-height foyer. The eastern wing has the main living space, including dining and living rooms, a kitchen with a butler’s pantry, and outdoor breakfast terrace. The western wing houses a den with a library and an open office and a junior master suite, according to the listing.

Upstairs, there are three guest bedrooms in addition to a 1,000-square-foot master suite with a sitting area, walk-in closet, fireplace and outdoor terrace. All the bedrooms feature 15-foot cathedral ceilings and glass walls.

Additionally, the home includes a 10,800-square-foot finished lower level, featuring two guest suites, a theater with a wet bar, a wine room with a 10-person tasting table, a play room, a full gym with a spa, and an eight-car garage.

Planned outdoor amenities include a 90-foot custom lap pool finished in dark green Italian marble, a sunken tennis court and terraces spanning 4,000 square feet.

The home is "shovel-ready," according to Mr. Cantwell, and it will take an estimated one to two years to complete the construction.

The 1.8-acre parcel, abutting a 10-acre reserve to the west and in close proximity to the ocean, is part of a three-parcel compound developed by the Hamptons-based firm Jay Bialsky. The compound can be purchased in its entirety for $59.9 million.
